Crawl spaces, an alternative to slab and cement foundations, sit underneath your home and provide a small space between the soil and the first floor of your home. They also give easy access to your pipes, electrical wires, and floor joists for repairs.
But, since the floor is made of soil, preventing water in crawl spaces can be complicated. Crawl space waterproofing costs depend on the type of your crawl space, as well as the necessary adjustments to establish moisture-free, mold-free conditions in your crawl space. And, failure to properly control moisture can have devastating consequences for your home and family. Damp crawl spaces become a breeding ground for mold, pests, and wood rot.
The implications of wood rot are obvious—sagging floors or complete failure. Mold also eats away at the structural integrity of your home and can aggravate respiratory conditions such as asthma in your children.
And, because air typically travels upward to your living area from the crawl space—referred to as the ”stack effect”—problems with your crawl space’s air quality quickly escalate into problems with the air in your entire home.
Crawl space waterproofing companies, such as Helitech Waterproofing & Foundation Repair, can help. Our team is full of experts who know how to keep water out of crawl spaces using several techniques: thermal barriers, crawl space vents, and dehumidifiers.

Method for preventing water in crawl spaces: Ventilation systems
There are two main ways to configure crawl spaces to prevent moisture buildup: open crawl spaces and encapsulated ones. Open crawl spaces have vents that open to the outdoors, allowing for natural air circulation. Encapsulated crawl spaces often make use of your HVAC system to mechanically ventilate your system.
Regardless of the type of your crawl space, air circulation is essential to prevent excess moisture from the air condensing on your floor joists and concrete walls and developing into mold.
Ineffective ventilation plus inefficient drainage plus heavy rains equal damaging moisture in your crawl space. If left untreated, even more damage can be done by rotting wood, mold, and odors. The HydraLock for wet crawl spaces separates your home from the earth below entirely. It provides complete protection for your home and your family’s overall health.
When paired with an appropriate crawl space ventilation system, a dehumidifier can promote the circulation of low-humidity air throughout your crawl space. There are several things you need to look for when researching dehumidifiers, such as airflow and gallons removed per day. For convenience, you should select one with a pump, which will empty the dehumidifier reservoir outside away from your home.

We were very pleased with the work done by Helitech. The three men were professional, polite, on-time, and kept their work site neat. We haven’t had to use our new waterproofing system yet as it hasn’t rained in weeks but look forward to having a dry basement guaranteed! Dan and Jackie M., Springfield IL
I usually don’t leave online reviews but my recent experience with Helitech has been so positive that I feel compelled to write one. We recently bought a house that has foundation repair work done by Helitech in 2021 that came with a lifetime transferrable warranty. I met with Nick Lanners at the end of May for an inspection to enable the warranty transfer process. While Nick was at our house, I brought up the basement water issue with him (water just poured out whenever it rained). Even though Helitech didn’t do the waterproofing at our house, Nick was very helpful in giving me some pointers regarding what we may try. We eventually decided to spend the money to get our basement waterproofed and obtained several quotes from different companies. We are really glad that we went with Helitech for the project. Nick has been outstanding throughout the process. Frankly, the only reason we went with Helitech is because of Nick. He took the time to explain the work that would be done and is very responsive in returning phone calls, text messages, or emails. He took the time to come to our house a few days before the project was scheduled to begin to make sure our house was ready. He stopped by a couple of times while the project was underway to make sure everything was in order. He even returned several days after the project was completed to help me re-connected our utility sink and washer/dryer. It was a wonderful feeling to have a rep that I feel I can trust and count on. Our project took 4 days to complete. Clayton and his crew were excellent. They showed up on time every day. It was very hot for the four days that they were there, but the crew worked hard every single day and cleaned up after the project was completed. Due to the cost of the project (it was not cheap) and some of the reviews that I read online, I was a little nervous and anxious to go with Helitech. But we are glad that we did. We also had another waterproofing company did a downspout extension project for us last month, and I can tell you that the responsiveness and customer service from Helitech and that other company is day-and-night (no comparison at all). We haven’t had a good rain yet to test and see if the waterproofing actually works. I may need to come back here and edit this review when we have a chance to see how the system holds up to the rain. But as Nick repeatedly reassured me, Helitech guarantees their work and if there are any issues, Nick reassured me that all I need to do is to give him a call. I want to take the time to thank Nick Lanners, Clayton, and his crew for helping us with this project. Based on our experience so far, I would definitely recommend Helitech.
